*Please note, however, if an emergency call-out is instructed and it is determined that the problem is not an emergency after all and could have been dealt with during office hours, or if the problem has arisen because of tenant misuse, you may be charged the cost.

Emergency repairs mean those repairs which are necessary to alleviate, remove or reduce immediate risk to the safety, security and health of a tenant, the public or property.*

What is an emergency?

An emergency is something that could not have been foreseen, and which could cause serious damage to the property. 

It is difficult to know what to do when something goes unexpectedly wrong in the property you rent. What actually is an emergency? Who should you call? What should you do? To assist you to take the right course of action as quickly as possible, we have given the below guide

Fire

A fire within the property. First call 999 or 112 then notify our office.

Gas Leak

Open the doors and windows.

Call Gas Networks 24 Hour Emergency number -1850 20 50 50.

Do not turn any electrical switches on or off.

Notify our office.

Bursting or major leaking pipe

Do: Turn the water off

Take extra care if leak is near any electrical fittings

If the leak is from another property ie a flat above try to contact the other property or if not at home try and call the block management company. Details should be on a communal notice board in the hallway.

Notify our office.

No Power Supply

If neighbours are also affected, call your electricity company.

Check your fuse box to see if a switch has tripped or a fuse blown.

If none of the above apply and the problem persists, notify our office

Break In

i.e., Burglars who have caused damage to the property and have left the doors windows un-securable.

Report the crime to Garda Emergency number 999.

Contact Emergency Locksmith.
